In addition, we provide our private lenders with loan servicing to efficiently collect and disburse the borrower's mortgage payments (funds) directly to them making the process seamless.

CMC earns fees such as origination points, loan processing fees, underwriter fees and up to 4% of the interest distributions made by borrowers.

Fluctuations in the value of assets that are the subject of any investment are to be expected. Additional risks exist due to a variety of factors, including, but not limited to, leverage, property operations, business risks, property and construction management and environmental liabilities. There is a potential for loss of part or ALL of the investment capital, and each private lender should understand that all capital invested may be lost.  Private lenders should only consider lending only if they have no need for liquidity and can bear the risk of losing their entire investment.

Profits earned from lending are taxed at ordinary income tax rates. This means that profits are added to your total income for the year. At the end of the year, you will receive 1099 for any interest paid to you

CMC directors, management team, its employees, affiliates, or brokers, NEVER accept any funds from accredited investors (i.e. private money lenders).  Once a lender chooses an opportunity, they are comfortable with funding, they will wire the appropriate funds directly to the Title Settlement Company that is coordinating the transaction. The Title Settlement Company will prepare and have all the necessary loan documents (i.e. Promissory Note, HUD Settlement, Mortgage or Deed of Trust, etc.) executed along with collecting the borrower’s down payment, points and fees, closing cost and insurance premiums funds prior to lender funds are disbursed.

 
 
 
 
 
 
 
 
 

Access Offerings: Via email, you will be invited to access the newest offerings as they are made available.

Short Duration: We target duration of 1 to 2 years.

Invest $100,000 at 10% interest: You identify an investment opportunity and commit to an investment amount.

Funds Deal: Funds are wired directly to the title settlement company (i.e. closing attorney) 48 hours prior to closing date.

Loan Agreement: At closing, you will receive a signed closing package (i.e. promissory note, mortgage or deed of trust, HUD settlement, evidence of insurance policies and title insurance policy, etc. ).

Borrowers Pay: The borrower’s payment is paid automatically on the 1st of the month via ACH.

Investors Get Paid: Investors are paid by the 15th of the month. A payment of $833.33 will be automatically deposited into your account.

Get 1099 at End of Year: At the end of the year, you will receive 1099 for any interest paid to you.

Reinvest: At loan maturity, you will have the opportunity to receive your money back or reinvest it.
